Property Taxes

Property taxes are typically mailed out in July, and are due December 31st every year.

In 2025, property taxes have been mailed out at the end of August, due to delays created by the forest fire evacuation.

A 1% Penalty will be applied to any tax arrears on the first of each month, Outstanding utility account balances, works & operation accounts, portable garage accounts, & by-law enforced violations are automatically transferred to property taxes by December 1st. For more information click here.

If you pay your property taxes early, you receive a bonus discount towards your overall payment for the year, depending on how much you pay and when you pay it.

For example, if you pay $1000 towards your property taxes in January, you will be credited $1, 040 against your account.

January = 4%
February = 3.6% 
March = 3.24%
April = 2.88%
May = 2.52%
June = 2.16% 
July= 1.8%
August = 1.44%
September = 1.08%
October = 0.72%
November = 0.36%
December = 0%


PROPERTY ASSESSMENT INFORMATION ONLINE

Manitoba’s property assessment services are now digitally available. Property owners outside the City of Winnipeg can access their assessment notice by creating an account on the MyPropertyMB digital portal.

Through the portal, property owners have access to enhanced details of their property assessment, such as buildings assessed on their property, characteristics including building age, size, and features that impact the assessed value.

CHANGES IN MANITOBA PROVINCIAL TAX CREDITS FOR 2025

  • The Manitoba School Tax Rebate has been removed for all properties except farm properties.
  • The Education Property Tax Credit has been removed.
  • Homeowners may now be entitled to the Manitoba Homeowners Affordability Tax Credit (HATC).
  • Those who have received the Education Property Tax Credit previously will receive the HATC in its place.

The Manitoba Homeowners Affordability Tax Credit offsets school taxes for homeowners in Manitoba, offering a tax credit of up to $1,500 for eligible property owners. The tax credit is applied directly to the municipal property tax statement.

In order to have the credit applied to your property tax bill this year, you must self-declare your property as your principal residence with City Hall using the form below. If you have already been receiving the Education Property Tax Credit, you do not need to self-declare for this year: you will automatically receive the HATC.
